Service 01
Architectural design
Architectural design turns a building's siting, floor plans, elevations and dimensions into drawings a contractor can build from.
For homes, custom residences and commercial buildings, we start by reading the zoning that applies to your lot. Schematic design sets the massing, and once you approve it we move on to the permit set and construction documents.

- 01
Site and zoning review
Zoning district, setbacks, height limits and lot coverage are summarized in writing before any drawing starts.
- 02
Schematic design
Plan, section and elevation options are presented with a model or renderings. Ideas are easy to change at this stage.
- 03
Permit set
We prepare code-compliant drawing sheets for submittal to the city and coordinate them with the engineering drawings.
- 04
Construction documents
Details, window and door schedules and finish schedules are drawn clearly enough for the builder to work from them alone.
Deliverables
- Schematic design drawings

- Window, door and material schedules
- Digital drawing archive

Common questions
What is the difference between schematic design and construction documents?
Schematic design shows the overall idea and massing of the building so we can agree on it together. Construction documents turn that idea into dimensioned, detailed drawings that can be built on site.
Do you also do the structural and MEP drawings?
Licensed engineers in each discipline prepare those drawings. We coordinate them with the architectural set and check that the drawings do not conflict with each other.
Can the drawings change after the design is finished?
Differences that come up on site are added to the drawings. Changes after the permit is issued may require a revision submittal to the city, and we tell you about this in advance.
