Getting started
How does a project get started?
It starts with a brief or a phone call. In the first meeting we talk about the site, your needs, the schedule and your budget ceiling, then we send you a written scope of work.
What should I bring to the first meeting?
A survey or deed for the lot or existing building and any previous drawings are enough. Example images you like and a list of things you dislike speed up the brief.
Do I need to come to the studio to describe my project?
No. You can use the brief tool to turn your details into a WhatsApp message and send it to us, or talk with us by phone. Site visits are scheduled separately.
What kinds of projects does your studio design?
Homes, custom residences, shops, restaurants, office interiors and the restoration of older buildings. Very large public or industrial buildings are outside our scope.
Scope and services
What is the difference between architectural design and interior design?
Architectural design sets the exterior, floor plans and dimensions of the building. Interior design decides the layout, materials, lighting and furniture inside. Both can be handled by the same studio.
Can I hire you just for the permit set?
Yes. For projects that are already designed, you can hire us for permit and zoning work only. We define the scope in writing after reviewing the drawings.
Who prepares the structural, electrical and mechanical drawings?
Licensed engineers in each discipline prepare them. We coordinate their drawings so they do not conflict with the architectural set.
Is construction administration required?
Requirements vary by building type and local rules. We recommend site visits at key stages because they help the drawings get interpreted correctly on site.
Process and schedule
How long does a project take?
It depends on the size of the building, how quickly decisions are made and the permit process. When we define the scope, we write an estimated schedule for each phase, but we do not promise exact dates.
Can we make changes during design?
Ideas are easy to change during concept and schematic design. Changes after construction documents begin can affect the scope and the drawing schedule, and we tell you about this in advance.
Do you control how long the permit takes?
No. It depends on the city's workload and how complete the submittal is. Our job is to prepare a complete submittal and manage the follow-up.
Does support continue after the project is finished?
We hand over the drawing archive. Support during construction and turnover continues if it is in the scope, and we answer later questions as best we can.
Agreement and fees
How do you set your fee?
We give you a written fee proposal after the brief, based on the type, size and scope of the work. We do not publish general prices on the site because no two projects have the same scope.
Are payments made by phase?
Usually yes, and the deliverables for each phase are written into the agreement. The payment schedule is set in the agreement.
Who owns the drawings, me or the studio?
Use rights and copyright details for the drawings are spelled out in the agreement. We deliver all drawings needed for construction to the owner.
Can you help us find a contractor?
If you like, we can help you collect bids from contractors we know. Choosing and contracting the builder is up to you, and we do not take commissions from contractors.
