Six phases
Process
- 01
Brief
The brief is the first document, where we write down what the project will be and what it will not be.
In the meeting we talk about the lot or the existing space. We note how many people will use it and how, the schedule and your budget ceiling. The things you dislike, too.
We
- Visit the site and take measurements and photos
- Ask questions in order and note the answers
- Do a preliminary zoning check if needed
You
- Any documents you have for the lot or existing building
- A rough budget ceiling
- Examples you like and dislike
You getWritten brief and scope of work

Concept
Concept is the first design phase, where a model and sketches show the main idea of the space.
We present a few layout and massing options with sketches, simple plans and a model. We write down the strengths and weaknesses of each. Together we pick one or combine them.
We
- Draw plan and massing alternatives
- Show material and lighting direction on a single board
- Update the scope for the chosen direction
You
- Feedback on the options
- A decision on which direction to develop
You getConcept board and a chosen direction

Design
In the design phase, the chosen concept becomes dimensioned, detailed and buildable drawings.
Plans, sections and elevations are finalized. For interiors, materials, lighting and millwork details are drawn. We work with the structural, electrical and mechanical engineers and overlay the drawings to check for conflicts.
We
- Prepare dimensioned plans, sections and elevations
- Coordinate with the engineering drawings
- Draw millwork and material details
You
- Approval and comments on the drawings
- Decisions on material and product selections
You getDrawing set from schematic design to construction documents

Permit
In the permit phase, the project is submitted to the city and any other agencies as a complete application.
We prepare the document checklist, put the submittal together and follow the application. We revise the drawings for the city's review comments and update you in writing. We tell you up front that timing depends on the agency's workload.
We
- Prepare a complete permit submittal
- Track correspondence with the city and other agencies
- Revise the drawings for review comments
You
- Owner documents such as the deed and ID
- Required signatures and authorizations
You getApproved drawings and building permit

Construction
Construction is the phase where the drawings become a building on site and where site visits matter most.
We visit the site at key stages and compare the work in place with the drawings. We record any differences in writing and make decisions together with you. We also help you choose a contractor and compare bids.
We
- Make scheduled site visits
- Record deviations and changes in written reports
- Answer detail questions on site
You
- The construction contract with the builder
- Timely decisions on selections and changes that come up on site
You getField reports and updated drawings

Closeout
Closeout is the last phase, where the building is compared with the drawings, open items are listed and closeout documents are collected.
We walk the building with you and prepare a punch list. We stay in touch with the contractor until the list is closed. Finally, we give you the drawing archive and the information you need to operate the building.
We
- Prepare the punch list
- Follow the list until it is closed
- Hand over the drawing and document archive
You
- Join the final walkthrough
- Accept the work or ask for corrections
You getCloseout record and project archive
